Pre Occupancy:

    • Pay remaining installment (In most cases)

    • Perform PDI with builder’s representative

  • Real Estate Lawyer

    • Assists With Interim Occupancy Closing

  • Leasing Team

    • Goes over rental evaluation and marketing options

  • Insurance Broker

    • Home insurance is required for Occupancy

  • Mortgage Broker

    • Begin financing plan

    • Note: you do not need a mortgage approval for occupancy

Occupancy

  • Investor

    • Arrange key pick up with leasing team

    • Review prospective tenants’ rental applications

  • Leasing Team

    • Begins marketing and showing unit to prospective tenants

    • Screens and draws up lease when tenant is accepted

  • Mortgage Broker

    • Finalizes mortgage financing plan

Closing/Registration

  • Investor

    • Pay closing costs

      • Land Transfer Tax

      • HST

      • Developmental Charges

      • Legal Fees

      • Mortgage Appraisal (In some cases)

  • Real Estate Lawyer

    • Assists with closing process

  • Insurance Broker

  • HST Rebate Specialist

    • Will assist in applying for your HST rebate once condo has closed

    • Note: a one year lease needs to be signed before HST rebate can begin
